Multi-property mortgages

For clients who are professional landlords, we offer multi-property mortgages where one loan can cover some, or all of your portfolio.

This offers several benefits:

Ease of administration

Having one loan to cover several properties avoids arranging every mortgage individually. And having one monthly payment simplifies your financial forecasting.

Balancing LTVs

Property portfolios typically have mortgages at a range of different Loans-to-Value (LTVs). As those with a higher LTV are typically more difficult to re-mortgage, a multi-property mortgage can balance the LTV across the value of the whole portfolio.

Simplify portfolio growth

Funds can be agreed in advance and drawn down when required which can help with refurbishment costs or when adding to the portfolio.

Payment flexibility

When funds are borrowed on a variable rate, overpayments can be made at any time with no penalty. For funds borrowed on a fixed rate, overpayments of 10% per year can be made without any penalty.

Inclusive affordability evaluation

In addition to the revenue from the properties, we can consider non-property income when calculating affordability.

We can also work with our clients' other professional advisers to ensure that they have the appropriate tax advice for their property investments.
